
This is a quick look at what the market over the last 7 days in and around the Fayetteville area.
Homes are still selling faster than they are entering the market. Multiple offer situations continue to be a struggle for any buyer trying to find the perfect place to call home.
One of my favorite things to do is run stats on properties. Listings need proper placement in the market to sell quickly and to avoid any issues through the transactions.
Just because it is a sellers market doesn’t mean that a property should be overpriced “hoping” to get a price that the market doesn’t allow. What exactly does the mean? Through the selling process the buyer is most likely getting a loan to secure the property. The lender is going to send an appraiser, which there is no option to choose the provider, to give a value to the property. The appraiser is going to find comparable properties most like the subject property to find the market value of a home. If the value can not be justified then comes another negotiating spot in the transaction.
The buyer has already spent money on inspections and appraisal. And if the value comes in “short” then there has to be a way to find common ground. The seller is already set, thinking they are going to get contract price and the buyer doesn’t want to pay more for the property than what it is currently worth….
Sometimes it becomes a “stale mate”. Sellers need to have the right information going into the process as well as the buyer. This is sometimes why you see house “back on market”… Lost of wasted time and money.
I do CMA’s on all properties that I list and on properties that our buyer want to buy. They go in with their eyes wide open to the possibilities they may encounter through the transaction. Knowledge is power in all things in life!
