Being a buyer in a sellers market, Fayetteville area market update!

Through my years in real estate in the Fayetteville market it has been customary to attempt, in a buyers market, to negotiate for the buyer that the seller pay the buyers closing cost in conjunction with the purchase of the home. The reasoning behind that is that we have lots of young military families that qualify to buy homes but may not have a large cushion of funds. It has been a blessing to so many in the area to have that help to realize their dream of home ownership. 

Now that the market has switched to a sellers market we are seeing less of that… With a shortage of homes in the condition that buyers are seeking sellers are paying less and less for the buyers to purchase. I am not saying that it isn’t still done but just less frequently. 

As a buyer in todays market you need to have realistic expectations of the market in and around the Fayetteville / Ft Bragg area. When you find a house that you want to call home you need to start out with what you feel the house is really worth to you. Homes are going under contract the same day with multiple offers and everyone is competing to get that house your dreams. 

So bottom line is how much do you want the particular home and will you lose sleep over it if you are not the winning buyer?
