Many times first time home buyers ask me where they should start in the home buying process.  This ALL is a very scary process for everyone the first time!

Of course one of the most important things is finding a REALTOR that will serve your best interest. I always think that it is also important that our personalities mesh, because buying a home should be fun!!

The first thing that you should do is speak to a mortgage representative to discuss where you will be comfortable in monthly payments. I say it that way because most of the time the key thing that we want to know is how much will you have to pay each month.  Many people qualify for much more than maybe they are willing to spend on their motgage payment each month.  It is smart to make a budget and stick to it. There also is nothing wrong with “shopping” your loan because all are NOT equal.

When you know what price point that you should be looking in most people begin their search online. You have already chosen your REALTOR and they to will be sending you homes that may be of interest to you.  The search can take a very short time “if” you know exactly what you want and someone is offering it. But sometimes it can be a lengthy process. I never rush my clients because this is one of the largest purchases you will make and this will be your home.  So I like to be very sure that it is what you are looking for.  A good agent should point out the good and the bad of each property, not to try to encourage you in either direction but to be sure you are seeing the whole picture. Searching for the right home can be very emotional and it is good to have someone keep the balance.

Once you have found the home that you have been looking for the next step is to make an “offer“, don’t be afraid to talk with your agent about what you think you would like to offer.  Remember they work for you not the seller so they are not going to be offended by what you might say.  Now they will, however, give you the facts and try to keep the offer reasonable. You may go back and forth before you actually have an “accepted offer“. Then you are under “contract” and each side is bound by the terms of the contract.

Once you have a “contract” then you will be finalizing the paperwork with the Loan officer.  Also the inspections will begin at this time and the appraisal will be ordered.
